We have a specialized project management team to provide a gamut of project management consultancy services namely, overall planning, coordination, monitoring and controlling a project from start to finish for smooth and timely delivery of the project while sticking to the budget and adhering to the highest standards of quality.

  1. Assist in organizing Project team and resources
  2. Assist in preparing Project estimate, Budget and Schedule.
  3. Assist in procurement / hiring of architect, designer, other consultants and contractors including evaluation of bid offers, negotiation, selection, as required.
  4. Assist in review of project design and construction items.
  5. Assist in  establishment of Project administration procedures, cost accounting and control system
  6. Conduct Project co-ordination meetings.
  1. Monitor design development and recommend necessary adjustments to maintain Client’s budget, schedule, and quality goals.
  2. Checking structural drawings and accord approval for issuing GFC drawings.
  3. Organize weekly Design development meetings with Clients, Architects, Engineers, other Consultants, provide inputs to maintain Project timelines, reduce costs
  4. Identify opportunities for cost savings and time schedule recovery, including alternative materials and systems.
  5. Suggest design and construction adjustments to meet Project schedule and budget requirements.
  6. Identify long lead items which may require pre-ordering.
  7. Evaluate procurement/bidding procedures & review of bid documents.
  8. Assist Client to float tenders for contractor and vendor pre-qualifications, negotiation, and finalization at the right time in the project lifecycle.
  9. Monitor Project budget and Project schedule, update them periodically.
  10. Flagging of major design issues and correspondence regarding design development.
  1. Prepare CPM based construction schedule for every contractor and provide monthly updates, flag areas of concern, time restraints, long-lead items etc.
  2. Periodical review of construction progress by contractor w.r.t quality & timelines and suggest  remedial measures.
  3. Review availability of materials, inventory control, and adequacy of Supervision, Personnel and Equipment.
  4. Set performance standards for contractors and suppliers and establish quality control procedures.
  5. Maintain records such as daily logbook for work plan for all contractors, progress schedules, manpower report, and material consumption reports.
  6. Prepare cash-flow periodically and update client.
  7. Recommend special inspection or testing procedures which are not in accordance with the provisions of the contract documents.
  8. Conduct weekly construction co-ordination meetings
  1. Supervise day-to-day work executed by contractors as per approved drawings and contract documents.
  2. Checking Bar Bending Schedule given by contractors.
  3. Ensure drawings are received from architect, designer/ interior designer at the right sequence and time in the project lifecycle.
  4. Review delivery schedules, Shop drawings, Mock-ups, Samples and brochures.
  5. Facilitate co-ordination of various service drawings such as electrical, HVAC, plumbing, fire fighting, fire alarm etc. with interior drawings.
  6. Study drawings issued by architects, structural designer & MEP consultants, and suggest improvements, if any.
  7. Get the structural drawing vetted by third party reputed structural designer / institution before release for execution.
  1. Ensure that only approved brands of materials are procured.
  2. Implement quality assurance programs
  3. Develop checking and testing procedure to ensure all systems are adequately tested prior to their acceptance.
  4. Ensure tests are conducted by the contractor as per technical specifications & building codes and maintain accurate records of those at site.
  5. Implement a comprehensive safety program, which includes project team/ worker induction programs, safety checklists & procedures, safety awareness programs & safety audits.
  6. Ensure general site conditions such as site security, storage, cleanup facilities, temporary facilities etc are provided by the contractor.
  1. Ensure that contracts are awarded at competitive costs.
  2. Ensure least wastage of materials by checking material reconciliation statements.
  3. Develop system for change orders by Architect or any other agency and ensure that records are kept for all change orders.
  4. Evaluate change order requests (value and time impacts), contingency reallocations, estimates and cost breakdowns, delay requests & recommend appropriate action.
  5. Evaluate contractors’ RA & Final bills, and issue payment certificates to Client; keep updated records of each payment with detailed change order log and back-up cost information.
  6. Evaluate & certify extra items, claims etc. by the contractors.
  7. Review and apprise Client of any issues in Project development and construction activity, such as disputes, claims, non-compliance of applicable law by contractors or vendors etc.
  8. Assist as mediator, if needed.
  1. Assist Client to enforce contract rights, including obtaining lien waivers and releases, rectification of defects, and enforcement of warranties.
  2. Determine substantial completion of the Project, prepare punch list, follow up contractors to get it completed, and assist the Architect/Designer  in final inspection and job sign-offs.
  3. Assist Client in Project completion and final close-out of Architect, Contractor, Suppliers, and consultant accounts.
  4. Ensure “as-built” drawings are submitted by contractors or consultants, as the case may be.
  5. Necessary documentation for issue of virtual completion certificate.
  6. Ensure all guarantees, warranties, operating / maintenance manuals as per contract are provided by contractors/ vendors.
  7. Ensure manufacturer’s representative provide on-site training for major equipment.
  8. Assist Client and Architect with post occupancy review.
  9. Prepare and submit Final Project Summary Report.
